Downsizing Into a 55 and Over Community in Ocean County

Quick Answer

A downsizing move is a sorting project with a move attached, not the other way around. Give yourself two weeks minimum, sort into keep, give, donate and toss before you pack anything, and measure the new place first. Most people moving from a house into a 55 and over home cut between a third and half of what they own.

Ocean County has one of the largest 55 and over populations in the state. Holiday City, Silver Ridge, Leisure Village, Crestwood, Renaissance, Four Seasons, Greenbriar. Between Toms River, Manchester, Lakewood and Barnegat there are tens of thousands of these homes, and people move into them constantly.

We deliver totes for a lot of these moves. They go differently than a young family moving across town, and the difference is not the lifting. It is the deciding.

The math nobody tells you up front

A typical Ocean County single family house runs somewhere between 1,800 and 2,600 square feet with a garage, an attic, a basement or a crawl space, and a shed. A 55 and over home is often 1,100 to 1,600 square feet with a one car garage, no basement, and a lot less closet.

That is not a trim. That is cutting roughly a third to a half of everything you own, and almost all of it comes out of the storage spaces rather than the living spaces. The furniture usually fits. The forty years of accumulated storage does not.

People who understand that number going in have a much easier month than people who discover it on moving day.

Measure before you decide anything

Get the room dimensions of the new place and write them down. Then measure the furniture you assume is coming. The sectional, the dining set, the bedroom set, the hutch.

Two things usually surface. A piece you assumed was coming does not fit through the door or leaves no walking space, and a piece you assumed you would replace is actually fine. Better to find that out in week one than when a truck is in the driveway.

Pay attention to doorway width and turning radius, not just floor area. Older ranch style units in these communities have narrow hallway corners that defeat large sofas.

Sort before you pack, not while you pack

This is the single biggest time saver. Deciding and packing are two different jobs and doing them at the same time is what turns a two week project into a two month one.

Work one room at a time, newest and least sentimental first. Four piles:

Only the keep pile gets packed. Totes help here more than boxes do because you can see a stack of sorted keeps building up while the rest of the room clears, and you are not building and taping a box every time a decision gets made.

The categories that always take longest

Three areas eat the most hours in almost every downsizing move. Plan for them.

Paper. Decades of tax records, bills, manuals and warranties. Keep seven years of tax returns and anything related to the house sale. Shred the rest. Ocean County towns hold free shred days a few times a year and they are worth timing your move around.

Photos and keepsakes. These are not a sorting problem, they are a memory problem, and they stop progress cold because everyone sits down and starts looking. Give that category its own dedicated afternoon rather than letting it ambush you in the middle of the kitchen.

Kitchen. Four sets of mixing bowls and a drawer of specialty gadgets. You are cooking for fewer people in less space. Keep one complete set of what you actually use weekly.

Where the stuff goes

Having the destinations lined up before you start means the give and donate piles leave the house instead of migrating to the garage. Around here that usually means a local thrift or church rummage, a furniture donation pickup for the larger pieces, a county shred day for the paper, and a bulk pickup appointment with your town for whatever is genuinely trash.

Book the bulk pickup early. In the busy months the schedule runs out a few weeks ahead in several Ocean County towns.

If adult kids are involved

Two honest notes. First, grown children usually do not want the china, the dining set or the curio cabinet, and finding that out in week one is better than storing it for a year hoping. Ask directly and accept the answer. Second, if someone does want a piece, give it a date. Items with no pickup date tend to end up on the truck anyway.

How the timing works with a 2 week rental

A realistic shape for a downsizing move:

Most downsizing customers land on the 3 Bedroom package, 60 totes at $235, even when they are moving into a two bedroom unit, because the sorting phase needs more containers than the final load does. If you are not sure, the room by room sizing guide walks through it, and if you need an extra week it is $75 on that package.

One last thing

Downsizing is tiring in a way a normal move is not, because every item is a small decision and there are thousands of them. Pace it. Two focused hours a day for two weeks beats three brutal weekends, and you make better calls when you are not exhausted.
